Revitalizing Our Community Spaces
After years of active use, our tennis and basketball courts have reached the end of their lifespans. Although the pickleball court is newer, it was built on a different grade than the tennis courts, and poor construction has caused it to bow in the center. To ensure safety and usability, we must now replace or repurpose these spaces.
But this project is about more than repairs—it’s about preserving the heart of our community. These courts are where campers learn, adults compete, families gather, and friendships flourish. From morning tennis to midday basketball to evening pickleball, these spaces serve all ages, across many months of the year.
Doing nothing comes at a cost. If the courts continue to deteriorate, they will eventually become unusable. At that point, the club would face the significant expense of demolition, material removal, and site restoration—likely a greater financial burden than replacement. Moreover, much of the funding currently available for court replacement would no longer be accessible if we opt for demolition.
Letting these courts go would mean losing a vibrant part of club life. Well-maintained recreational spaces enhance property values and community appeal. By investing in this project, we’re safeguarding the energy, connection, and traditions that define our club—today and for generations to come.
Project Scope
The Recreation Project is a comprehensive initiative to restore and enhance some of the most beloved areas of our club. It’s not just about replacing worn-out surfaces—it’s about creating a better experience for members of all ages and ensuring our facilities meet the evolving needs of our community.
Scope Includes:
- Full replacement of basketball, tennis, and pickleball courts
- New fencing around the tennis courts
- Upgrades to Water Trust infrastructure
- Expansion of green space near the playground, with improvements to support future shading needs
Current Status
The Recreation Project Committee has met with Bob Ferrari of Northeast Water Solutions, the engineer hired by the Water Trust to assess potential impacts on the well system. This includes evaluating risks from heavy equipment vibrations and possible contamination.
To ensure the safety of the Water Trust wells, the entire project will be submitted for review by the Rhode Island Department of Health. Their rigorous standards will help confirm that the project poses no threat to public water sources.
Bob Ferrari anticipates that the Department of Health will view the project as an opportunity to reduce existing contaminant risks. Key benefits include:
- Improved drainage: Courts will be pitched north to south, directing runoff into containment systems away from the wells.
- Eco-friendly materials: Modern sealants and surfaces will be specified to minimize environmental impact.
- Safer layout: Playing surfaces will be moved 10 feet south, farther from the wells.
- Infrastructure upgrades: An 18-foot buffer zone will allow replacement of aging Schedule 40 PVC pipes with continuous polyethylene piping, eliminating vulnerable underground connections and maintaining the required 10-foot separation between water and utility lines.
Next Steps
To move forward, the following actions are planned:
- Further investigation of well conditions by the Water Trust and Northeast Water Solutions
- Design of a revised drainage plan by a civil engineer
- Research and selection of environmentally friendly sealants and court surfaces
- Identification of qualified contractors for construction and installation
- Revision of architectural drawings for Department of Health submission
- Submission of the full plan to the RI Department of Health
- Collection of contractor bids with detailed pricing
- Presentation of the updated plan and cost estimate to the TPCC community
- Club vote to approve the project and allocate funding from the capital fund
